Through a series of landmark transactions, AXIA Ventures has become the go-to adviser capable of converting institutional interest in Greek hospitality into completed transactions. The Greek hospitality market is moving gradually from family and founder ownership toward institutionalisation, but that transition is constrained by valuation gaps, technical complexity and limited institutional-grade supply.
Only six notable transactions involving institutional investors completed in 2025, with an estimated aggregate value of over €650 million. Of these, AXIA advised on two of the most important completed institutional transactions: the sale of Porto Bello Hotels and the Donkey Hotels/AZORA strategic partnership.
The Porto Bello Hotels transaction saw AXIA act as exclusive financial adviser for the sale of this beachfront hospitality complex in Kos to Brook Lane Capital. The transaction was one of the largest standalone asset transactions to have been completed in the Greek hospitality market, with a value well in excess of €100 million. Porto Bello Hotels is a leading beachfront hospitality complex on Kos Island, comprising the 5-star Porto Bello Royal and the 4-star Porto Bello Beach, with 744 rooms combined.
AXIA helped structure a transaction that balanced the objectives of several stakeholders: the Ioannou family retained a 49.99% stake, with Christos Ioannou continuing as chairman of the board; AZORA, which entered the Greek hospitality market through the acquisition of the Sheraton Rhodes in 2022 and has since been seeking the right opportunity to expand its presence in the region, gained control of a sizeable Greek hospitality platform.
The transaction concluded at a valuation of around 15 times adjusted EBITDA and included new capital commitments for refurbishment, portfolio upgrades and future acquisitions. Through these transactions, AXIA showed that it can bridge the Greek hospitality market’s constraints through disciplined mandate selection, trusted local relationships, extensive pre-launch work to align seller expectations with investor reality and bespoke transaction structuring.
