At the heart of this achievement is a genuine industry first: the UAE’s first fully digital mortgage platform offering instant, human-free approvals in principle. By integrating with the Al Etihad Credit Bureau and the UAE Funds Transfer System (UAEFTS), Mashreq has created a system that automatically fetches real-time credit bureau reports and bank statement data to conduct accurate and fully digital credit and income checks.
This automated infrastructure enables the platform to issue credible approvals in principle within minutes – a capability that has already delivered over Dh365 million ($99 million) in approved mortgages from more than 500 logged cases.
Launched in Q4 2022, the platform has quickly scaled to capture over 30% of all salaried mortgage case submissions for the bank. This is a notable level of traction for a platform still in its early phase and signals a fundamental shift in how mortgages are originated and processed in the UAE.
Mashreq’s inclusive distribution strategy has been a key plank of its success. The bank has empanelled more than 27 mortgage brokerage firms – the highest number of any bank in the UAE – ensuring that mortgage advisers and real estate partners across the country can directly access the digital platform. This empowers brokers to independently issue instant approvals in principle on behalf of their clients, without relying on lengthy interactions with bank staff. It also enables Mashreq to significantly extend its market reach while maintaining consistency in decisioning.
The platform isn’t just efficient – it’s intelligent. Its built-in rule engine dynamically adjusts loan offers based on customer inputs, liabilities and market conditions, including real-time EIBOR rates. Customers who initially qualify for lower amounts can explore counter-offer scenarios, such as increasing loan tenor or reducing existing debt, directly within the platform – turning what would previously require a human conversation into an efficient digital experience.

The customer journey is streamlined end-to-end. With as little as an Emirates ID scan and a consent form, applicants can access tailored mortgage terms, including loan-to-value, tenure, interest rates and monthly obligations. For existing Mashreq customers, turnaround times can be as fast as 10 minutes. Even customers whose salaries are credited to other banks benefit from the platform’s ability to retrieve income data via UAEFTS within a few hours.
While the process is fully digital, Mashreq hasn’t eliminated the human touch where it matters. Mortgage advisers and brokers remain on hand to guide customers through options and answer complex queries if needed. This hybrid model balances automation with advisory, offering the speed of digital with the assurance of expert oversight.
